1189 Carp Road A site
plan control proposal has been submitted for 1189 Carp Road
located south of Hazeldean Road, west of the Stittsville
Main Street adjacent to the Sunoco Gas Bar. This application
proposes to allow the construction of a 7-bay Oil Changers.
The building will include a 2-bay quick oil change facility,
1-bay for emissions testing and a 4-bay self-serve car wash
facility.
The existing single-detached home will be
demolished and replaced with a building containing 7 bays
for car wash, oil change and emissions testing facilities.
This building will front onto Carp road and have parking
spaces located at the rear. The access to Carp Road will be
located on the southeast corner of the site.

A site plan proposal has been submitted for a one storey
automotive service and sales centre at 2, 4 and 6 Cedarow
Court, currently the site of a used car dealership with
sales trailer. The applicant has proposed a building with a
gross floor area of 534 square meters with 5 service bays

Fernbank Road Zoning By-law Amendment Proposal A
Zoning By-law Amendment has been submitted for approximately
8.5 hectares of land known as 5343, 5351, 5355, 5357 and
5371 Fernbank Road located on the northwest corner of Terry
Fox Drive and Fernbank Road.
The proposal is to rezone the subject
lands from Development Reserve to General Mixed Use Subzone
One with exceptions to permit a gas bar, car wash,
automotive service station, amusement centre, garden centre,
outdoor commercial patio and a shopping centre. This land is
within the Fernbank Community Design Plan area and has been
identified for neighbourhood commercial development and
stormwater management.

The applicant has submitted a site plan proposal for a commercial development at
613 and 5585 Hazeldean Road located in Kanata West on the north side of
Hazeldean Road and west of the Carp River.
This proposal is to permit a shopping centre
development on this site, which will have a total gross floor area of 37,581 sq.
m. made up of 11 freestanding commercial buildings.

The applicant is proposing 26, 500 square metres of retail and service

6111 Hazeldean Rd The applicant has
submitted a Zoning By-law Amendment for the southern portion
of the property at 6111 Hazeldean Road, which is located on
the north side of Hazeldean Road, immediately west of the
Jackson Trails plaza and subdivision.
The entire subject property is currently zoned
Development Reserve Zone (DR) under the new City of Ottawa
Bylaw. The purpose of the DR Zone is to recognize lands
intended for future development in area designated General
Urban Area in the Official Plan.
The applicant is proposing to amend the By-law to allow
commercial development of this southerly portion of the
site. The proposed use of the site is a shopping centre
consisting of several retail units. A Site Plan Control
application will be submitted in the future and at that time
a public meeting will be held.

6303 Hazeldean Road
The applicant has submitted revised plans for the proposed shopping plaza on the
northwest corner of the Carp Road and Hazeldean Road intersection.
The application for the commercial
development was originally submitted in 2006. In January
2009 a public meeting was held to review revisions that were
made to address community concerns.
In May 2010 the applicant submitted a proposal to modify the
footprints of all originally proposed retail pads with the
exception of the supermarket building (Sobeys) at the
southwest corner of the site and is proposing two new retail
buildings; a Tim Hortons with a drive-thru facility and
Boston Pizza. On June 3, 2010 a public meeting
was held to discuss the revised plans.
